UK Bridging Loans!
Looking for a cheap short term commercial bridging loan? Fast UK bridging loans can be arranged by our whole of market advisers and we do it pretty quick!
UK Bridging loans are usually taken out to solve a temporary cash shortfall that may arise when buying a property or business, or perhaps paying for a renovation. A typical example of when you may need one would be if you want to buy a second property before you have sold your first, or you may need a short term loan if you are buying property at auction.
As bridging loans are more risky for the lender than the usual house buyers loan, bridging loans are therefore more expensive and should only be used where you are fairly certain to repay them within about 6 months.
House Mover Loans
As previously mentioned, bridging loans, are suitable if you buy a new home before you complete the sale of your own. A UK bridging loan may be suitable if there is a delay in moving after completion and they are useful if your chain breaks down.
A bridging loan is a short-term secured loan, usually taken out to solve a temporary cash shortfall when buying a property or business, or paying for a major renovation.
Bridging finance is an ideal source of obtaining the funds for the following projects:-
- Buying one property before completion the sale of another
- Funding the purchase of a property abroad or bought at auction
- Temporary funding so you can buy a property in need of repair or renovation until repairs are completed
- Funding the urgent purchase of a property until a long term mortgage is arranged
- Raising capital for any purpose pending the sale of the security
- People with an adverse credit history
Bridging loan lenders will usually allow UK bridging loans of between 70% - 85% of the property value - less any existing mortgage but this will depend on the lender so our brokers will shop around for the better deals.
Subject to the outstanding mortgage amount, we can arrange a 100% bridging loan to buy that new property.
